Long Harbour Ground Rent Fund

We are a market leading aggregator and portfolio manager of UK residential and commercial ground rent.  Since closing our first transaction in 2010, Long Harbour has  acquired over 160,000 residential units comprising approximately £1.4 billion of assets to date. 

Long Harbour operates a primary fund, which has a priority annual minimum investment amount, as well as managed accounts.  

Acquisitions

The responsibility for the rapid growth and acquisition profile has been through working closely with our key relationships to ensure a consistent and 'can do' approach.  The ground rent acquisition team at Long Harbour have built up a strong network of agents and key relationships over the past 7 years.

Our approach has always been market wide - What does this mean? We acquire portfolios ranging in size from £20,000 to £240,000,000.  We acquire a diverse variety of tenures within the various use classes.  We have also successfully acquired reversionary/short lease portfolios, making us unique in this small market place.

Management

Long Harbour works exclusively with a bespoke ground rent management company.  This company directly and indirectly manages all ground rents acquired by Long Harbour and is an industry leading ground rent management company that operates on a transparent and fair basis. 

Key to its success is treating leaseholders fairly and in a manner that befits their status, as customers of Long Harbour’s many housebuilding vendors.  They use technology to cut through the previously erected barriers between the landlord and tenant relationship, for example offering an online portal providing, inter alia, access to documents and the ability to pay. 

In equal measure, the management company employs a wealth of experienced professionals who are able to assist leaseholders and navigate through the complexities of landlord and tenant legislation.

Stakeholders

We interact with a diverse range of stakeholders and are always alive to their respective drivers and requirements.

Investors - from reporting to due diligence we ensure that our approach is transparent, consistent and thorough.  Minimum commitments for the primary and managed accounts are typically in the region of £75m. 

House builders - we deal with most UK house builders, from the large PLCs to the smaller bespoke and boutique developers.  

Banks & Administrators - our pragmatic approach in the market place has put us in a good place to assist banks or administrators in disposing of non-core assets.  

Private Owners - the impeccable track record we have built up in our acquisition process has led to us acquiring a number of more seasoned and mature portfolios typically held by families or individuals.  

Leaseholders - our appointed managers align themselves with the same customer care approach that leaseholders would expect from the people who built their homes.

The stable, high quality cash flow from ground rents has attracted pension fund and other long-term investors. Meanwhile our Management platform means that our ground rents business is completely transparent and investors receive an exact picture of the health of the business they are investing in
