Long Harbour secures £160 million loan for two prime London BTR assets

Long Harbour has secured a 5-year £160 million loan for two of its completed BTR assets, The Eades and Riverstone Heights.

Long Harbour, the real estate investment manager and leader in operational real estate, has secured a 5-year £160 million investment loan from NatWest secured against two completed BTR assets in London.

The Eades in Walthamstow comprises 495 high-quality homes for rent across two towers, including 99 available at Discount to Market Rent. Residents have access to over 25,000 square feet of community amenities, ranging from co-working spaces, a gym and yoga studio to a rooftop terrace with breath taking views across London. The asset is almost fully let, having reached Practical Completion in September 2025. Four units have also been let as part of LandAid’s BTR pathfinders initiative, helping to end youth homelessness.

Riverstone Heights in East London comprises 204 high-quality homes for rent, part of Leaside Lock, the vibrant riverside development in East London. The asset is fully stabilised, having reached practical completion in March 2023.

Both assets are managed day to day by Long Harbour’s vertically integrated platform, Way of Life, combining the investment, development, and asset management capabilities of Long Harbour, with Way of Life’s tech-enabled operating and property management platform to maximise long-term asset performance. Way of Life ranks among the UK's top three BTR management companies, with over 2,500 units under management. The platform maintains exceptional tenant satisfaction, with 97% of residents recommending Way of Life as a landlord.

Both assets sit within the LHMF 2 JV Partnership. Across Long Harbour’s multifamily vehicles it manages over 2,200 high-quality rental homes across the UK and currently has over £1bn of AUM.
