St George hands over first homes in The Draper, the final phase of Beaufort Park, to Long Harbour

The final phase at established mixed-use development, Beaufort Park, comprises 481 new homes alongside exceptional amenities, set within 25-acres of landscaped parkland in Colindale, North West London. St George has handed over the first 74 build-to-rent units to Long Harbour, with remaining homes set to launch in Autumn 2025.

Leading London developer St George, part of the Berkeley Group, has handed over the first collection of build-to-rent homes within the final phase at Beaufort Park to Long Harbour, a real estate investment management firm and leader in operational real estate.

Located in Colindale, North West London, the first phase of the build-to-rent scheme comprises 74 units, including four guest suites and a private residents dining room, all of which will be managed by award-winning management platform, Way of Life.

The second phase of homes are due to be delivered in Autumn 2025, with the formal launch to take place in early 2026 alongside the delivery of additional amenity areas such as the residents’ gym and co-working space.

This development will form an important part of the wider Beaufort Park masterplan, delivered by St George, which comprises over 3,000 homes set alongside c.90,000 sq ft of commercial space including a nursery, pub, restaurants, cafes, shops, landscaped green spaces and walking/cycling routes. The development has also provided infrastructure improvements and community investments such as a new neighbourhood hub, a new youth zone in Montrose Playing Field and the relocation of the library and centre of independent living.

In September 2023, Long Harbour agreed to forward purchase 370 new built-to-rent units to be handed over in three phases with accompanying commercial and amenity space within Beaufort Park. This acquisition formed part of the £1.5billion Long Harbour Multifamily Joint Venture 2 (“LHMF 2”) with PSP Investments and Ontario Teachers’ Pension Plan, targeting high quality BTR schemes of over 150 units in London, the South East and selected regional cities.

Rebecca Taylor, Managing Director of Multifamily at Long Harbour, said: “The handover of the first homes in The Draper, the final phase at Beaufort Park by St George, represents a significant milestone in our broader transaction and longstanding partnership. As one of London’s most ambitious regeneration projects, this 25-acre development has been instrumental in the transformation of Colindale into a dynamic and connected community. With Way of Life now managing the asset, we are confident it will deliver both a high-quality resident experience and long-term value as part of our multifamily strategy.

At a time when residential development across London is under pressure—with 23 of 33 boroughs seeing no new starts in Q1 2025, according to Molior and Knight Frank—this delivery underscores the importance of strong, aligned partnerships. Delays driven by Gateway 2 reviews, rising build costs, planning gridlock, and evolving affordable housing requirements are challenging supply. Strategic collaborations like ours with St George are critical to maintaining housing delivery in line with the UK government’s ambitious targets.”

Piers Clanford, Chief Operating Officer of The Berkeley Group and Chairman of St George PLC, said: “Beaufort Park is an outstanding regeneration project which has been 20 years in the making, and we are delighted to continue delivering the high quality new homes needed to meet residential demand in London. Working in partnership with Long Harbour has enabled us to accelerate the delivery of much needed rental homes to complement the housing mix at Beaufort Park. Mixed tenure developments play a crucial role in providing suitable housing to meet a diverse range of needs, and these build-to-rent homes will be an essential part of our thriving community of over 8,000 residents.”
