One Eighty

Long Harbour acquired One Eighty, a 26 storey residential tower in London Stratford comprising 166 residential units and 12,000 sq. ft. commercial space, in February 2014 from receivers at a risk adjusted discount to vacant possession value.  The building was in need of significant works to complete construction and fully renovate the internal flats and communal areas, retrospectively commission the building and regularise planning and building control non-compliance and leaseholder agreements.

Long Harbour managed the comprehensive renovation process via five separate construction contracts and successfully repositioned, rebranded and re-launched the building in July 2014 as One Eighty (www.oneeighty-stratford.com). Within four months of re-launch, the building was fully let and had attracted significant interest for institutional investors. Long Harbour received an unsolicited approach for One Eighty and completed the successful sale in March 2015, only thirteen months from acquisition and four months from re-launch, delivering investors an IRR of over 50%.
